Courses with bearings and distances. Returns a traversable boundary, a closure ratio and a computed area, and faces both checks.

“The northeast quarter of the southwest quarter of Section 14”. Returns georeferenced geometry from BLM’s public survey fabric, so these place themselves with one click.

The description has to commence at a corner the fabric can actually resolve. A corner of a platted lot or a road intersection is not a monument, and Easting declines those rather than placing a confident wrong position.

Returns the burden as data: type, stated width, term, exclusivity, granted rights and the servient parcel, each with the sentence it came from. Where the instrument carries courses, the strip is traversed and checked like a deed.

Small easements verify against stated square footage, because rounded acreage is too coarse a check at that size.

A plat returns its subdivision, lots, blocks, recording and surveyor. When the sheet prints its boundary as curve and line tables, a second pass reads those tables at native resolution, and the result faces the same closure gate a deed does.

Nothing is measured off the drawn linework. An illegible sheet refuses rather than guesses.

An as-built returns its agency, utility, vintage, stationing and pipe schedule. Nothing on the sheet states a coordinate basis, so there is nothing to place, and it says so.

The refusals are the product working, not failing.

  • Blanket easements, where the grant covers a whole property and the location is whatever the grantee later selected. There is no geometry to draw.
  • Exhibit-only areas, where the description defers to an attached drawing.
  • Lot-and-block conveyances with no courses and no PLSS chain. Recorded in the metadata rather than drawn.
  • Plat linework, always. If the numbers are not printed, they are not read.

Each of these comes back naming which case it hit. A polygon invented to fill the gap would look authoritative and be fiction.
